When selling direct is actually the better move

We'll be straight about this, because it isn't always us.

When the condition is the problem

A house that won't pass an inspection or won't finance is hard to sell on the open market at any price. Condition is the thing we're built to take on.

When the timing is the problem

A court date, a job start, a lender's deadline, or simply being ready to be finished. A closing date you choose is worth real money when the calendar is the thing squeezing you.

When the situation is the problem

Liens, back taxes, probate, tenants, code violations. These kill ordinary sales and stretch them out for months. They don't stop this one.

If none of those apply — the house is in good shape, there's nothing complicated attached to it, and you can wait a couple of months — listing it with a good agent will usually put more money in your pocket. We'll tell you that on the call.

    We explain what we can do and what your other options look like. If selling to us isn't your best move, we'll say so. Nothing is signed until you decide.

If your property is in good shape and you can wait, listing it will usually put more money in your pocket, and we'll tell you that. Selling direct is for when the condition, the timeline, or the situation makes waiting the more expensive option.

What we put in the agreement

Not promises on a website — terms in the contract.

  1. Your earnest money sits with your attorney

    Not ours. The day you sign, real money is in your lawyer's escrow account.

  2. You pick the closing attorney

    Whoever you trust runs the closing, and we pay the fee.

  3. The price we agree is the price at closing

    We look at the property together and the list we make is the list. If something changes between then and closing, that's on us — not taken off your number.

  4. A named closing date, in writing

    A specific date in the contract, not “a few weeks”. If we miss it, you keep the earnest money.

You can stay after closing

If it helps, stay in the house up to 30 days after closing, rent free. Move when you're ready — not the day the money lands.

Who actually buys the property

Sometimes BerBer Select buys it directly. Sometimes we bring in one of the investors in our network — often the investor who specialises in your type of property and area can pay more for it than we can.

We tell you that up front, because plenty of companies don't. Either way, the price you agreed to, the terms and the closing date in your contract are exactly what you signed.

Questions people ask

Does sending the form commit me to anything?

No. It starts a conversation. Nothing is binding unless you sign a purchase agreement, and you're free to walk away before that.

What if the property has liens or back taxes?

That's common and it doesn't stop a sale. Those get handled through closing. You don't need to clear anything before talking to us.

What if there are tenants in it?

We'll look at it occupied. You don't need to remove anyone first.

Do I need to clean it out or make repairs?

No. Take what you want and leave the rest — condition is our problem.

How much will you pay?

We won't name a number before we've looked at the property. Anyone who gives you a firm price sight unseen is guessing. We'll explain how we got to the number when we have one.

Are you real estate agents?

No. We're not agents or brokers and we're not offering to list your property. We're also not a lender, a law firm, a tax adviser, or a government programme.

What does it cost me?

Nothing. We don't charge homeowners a fee.
