Selling a Savannah, Georgia house during foreclosure

There is usually still time. We will tell you honestly if there is not.

No obligation. Tell us what you want for it.

What this actually means

Once foreclosure is underway there is a legal process running on its own timetable, usually toward a sale date. Selling is often still possible right up until that date, but the sale has to complete — not merely be agreed — and the lender has to be paid what the process requires.

What usually goes wrong

People stop opening the letters. Almost everything that can be done requires knowing the sale date and the reinstatement figure, and both are in the paperwork. The other frequent error is trusting anyone who guarantees they can stop a foreclosure — nobody outside the lender and the court can promise that.

Your options

Sell before the sale date and pay the lender from the proceeds. Reinstate the loan by paying the arrears, if you can. Ask the lender for a modification, forbearance or a short sale. Let the foreclosure complete.

What applies in Savannah, Georgia

Chatham County holds its delinquent-tax sales as a public auction at the Savannah Civic Center, 301 W. Oglethorpe Avenue, on the first Tuesday of the month at 10:00 a.m. when a sale is scheduled. (Source: https://tax.chathamcountyga.gov/TaxSaleList)

Common questions

Is it too late to sell? Usually not until the sale actually happens, but the margin narrows every week. What if I owe more than it is worth? Then a normal sale will not clear the debt. A short sale needs the lender's agreement, which is theirs to give. Will this fix my credit? No. Selling can avoid some further damage. It does not undo what has happened.

What we do

We buy without financing, which is what makes a real timetable possible, and we will deal directly with your lender's payoff requirements. We cannot stop a foreclosure, remove it from your credit, or promise the lender will cooperate. If there is not enough equity or time, we will tell you plainly.

How selling to us works

You tell us about the property. There is no cost and no obligation. We look at it — in person where that is useful, and we do not ask you to prepare it first. We make an offer, and we explain how we arrived at it rather than simply naming a number. If the offer works for you, you choose the closing date. If it does not, that is a perfectly good answer and we leave it there.
