What this actually means

Liens attach to the property rather than to you personally, which is why a title search finds them and why they must be resolved before clear title passes. Contractors, HOAs, municipalities and lenders can all record claims, and it is common for an owner to be unaware of some of them until a sale is attempted.

Can I sell with liens on the property? Yes. They are settled out of the proceeds at closing. What if I think a lien is wrong? It can be disputed, but that is a legal process with its own timetable. What if the liens exceed the value? Then there is nothing left for you, and we will show you that before you spend time on it.
